Activum Fund II was approached by a developer looking for mezzanine financing to complete an office redevelopment in Frankfurt just off the city´s main shopping district, the ‘Zeil.’ Activum saw an opportunity to help a capable and experienced developer complete a quality building. After a fast, but thorough due diligence, Activum was able to structure a simple, straightforward financing package to close the transaction. Construction began within a week of Activum funding the project and was successfully completed within a two year time frame. The developer promptly repaid the loan and profit to Activum in June 2014.
 
Understanding the true potential of the project allowed Activum to participate in a sensible repositioning project that met the stringent underwriting goals established by Fund II.

Ein Immobilienentwickler, der ein Mezzanin-Darlehen für die Fertigstellung eines Bürogebäudes unweit von Frankfurts Haupteinkaufstrasse Zeil suchte, sprach Fonds II an. Activum erkannte die Chance, einem erfahrenen und kompetenten Unternehmer dabei zu helfen, ein qualitativ hochwertiges Gebäude fertig zu stellen.

Nach schneller aber gründlicher Prüfung konnte Activum ein einfaches und überschaubares Finanzierungspaket für diese Transaktion schnüren. Die Baumaßnahmen begannen eine Woche nach Abschluss der Finanzierung. Weil Activum das echte Potenzial des Projekts sah, konnte man sich an einer vernünftigen Neupositionierung beteiligen und gleichzeitig die strikten Vorgaben für Risikoübernahme, die Fonds II sich gesetzt hat, erfüllen.
