Michelangelo (Frankfurt)

A smooth closing and funding took place for Activum Fund I’s second acquisition called “Main Michelangelo” (MM). Consistent with the type of focused investment that Activum Fund I has made, Michelangelo is a mid-sized office building in Frankfurt acquired for less than one-third of the original construction cost incurred in 2002.

Shortly after closing the transaction, Activum aggressively pursued new tenants to stabilize the building. Although the Frankfurt market is perceived to be dormant, the reality is that leasing is active. Offering attractive overall packages for prospective tenants was capitalized on such opportunities. Once occupancy reached over 90%, Activum marketed and sold MM to an Austrian fund attracted by the stable tenant base and respectable yield generated by the asset.

Finanzierung und Vertragsvollzug von „Main Michelangelo“, der zweiten Akquisition aus Fonds I, verliefen reibungslos. „Michelangelo“ ist ein Bürogebäude mittlerer Größe in Frankfurt/M., das für weniger als ein Drittel der ursprünglichen Baukosten aus dem Jahr 2002 erworben wurde, und entspricht exakt dem Ansatz von Activum Investitionen sehr gezielt zu tätigen.

Kurz nach Abschluss der Transaktion unterschrieb Activum zwei neue Mietverträge mit Mietern von ausgezeichneter Bonität. Obwohl der Frankfurter Markt als eher inaktiv wahrgenommen wird, gibt es hier in Wirklichkeit doch eine rege Vermietungsaktivität. In diesem Markt kann man seine Chancen nutzen, wenn man Mietinteressenten attraktive Gesamtpakete anbietet. Und Activum hat sich intensiv um neue Mieter bemüht, um dieses Gebäude zu stabilisieren.
