17,600 sm Sale Leaseback of Corporate HQ
ASG’s Fund II completed this sale leaseback of the headquarters of large European construction related company called Monier, based just outside of Frankfurt.
This was an opportunistic investment for ASG whereby the private equity owner was looking to bolster its capital base, and approached ASG with a proposal for a sale leaseback of the company´s corporate office. ASG´s favorable lease rates to the tenant and quick all-cash closing satisfied the needs of the counterparty, enabling ASG to purchase the complex at a price significantly below replacement cost. The strength of the tenant and the solid yield on this 15 year triple net lease gives this deal a favorable risk-return profile.
